Brazilian market as a potential consumer and seeks Imóvel A Luxury Homes to sell its products in Brazil.



2022
Completion of the most iconic beachfront deal in the south of Florianópolis Island for the OAD Group.
his year, increasing the relationship and demand with the OAD Group, we opened a new franchise to serve the luxury market and establish a business base on the island.
We negotiated and provided consultancy for the acquisition of the land that gave rise to the Makkai Beach Residences development, at Campeche Beach, in Florianópolis – SC.
We expanded the relationship with the OAD Group with Lopes operations in São Paulo and Londrina, in Paraná, to increase sales and investment reach for the OAD Group.

2021
Santa Catarina, we expanded consulting and business operations to the cities of Florianópolis and Balneário Camboriú.
In Florianópolis, we provided consultancy to the OAD GROUP, enabling the execution of the Las Piedras and Los Mares developments.

Digital Transformation
New media and creative projects.
We launched the digital magazine Luxury Homes Magazine, a communication platform that strengthened our presence in the luxury market.
We collaborated with Casa Vogue and produced content for the launch of VOGUE ESTATE.
We launched the RetroFitChic project in partnership with major names and brands in architecture in São Paulo
2019
Consulting and intermediation of a real estate asset in Ceará through the facilitation of the Vila Carnaúba project with partners from XP Investimentos.
In Ceará, we conducted consulting with planning and negotiation of a real estate asset, resulting in the facilitation of the
Villa Carnaúba project, in partnership with partners from XP Investimentos.
The Total Sales Value (VGV) of this project reached the mark of R$735,430,000.00. We led the consulting, planning, and market study for the buyer. Architect Francisco Navarrette and Lopes Brasil collaborated, with studies paid for by the client.
2018
Expansion of Consulting to new destinations and proprietary real estate developments.

Our expansion into consulting for new destinations and our own developments was driven by the strength of the Lopes Network.
We leveraged the reach created by this national business network, which connects investors, developers, and clients across Brazil, to promote projects in various destinations.
This initiative is backed by the reputation built over 90 years of history of Lopes Brasil and by the three generations of the founding family of Imóvel A.

Own Developments
SPE AAA INVESTMENTS, Atoá Project – Located in an area acquired with 63,000 m², the project consists of Bungalow-style houses and a Beach Club.
The conception and structuring of this development were led by Alexandre Villas, with renowned architecture by Thiago Bernardes.
This development is an example of our commitment to excellence and innovation in every detail of our real estate projects.
2017

From the investments we offer to the projects where we provide consulting or brokerage services, we have always demonstrated partnership and made investments alongside our clients, showing alignment of interests and building long-lasting relationships.
This includes the construction and renovation of luxury homes in São Paulo, participation in real estate transactions, investments in SCPs (Special Purpose Partnerships), and receiving assets as part of fee payments.

2016
Imóvel A Repurchases Its Shares and Establishes Itself in the Franchise Model Within the LOPES NETWORK.
With national expansion, we aimed to increase synergy and develop new projects. This included the independence of affiliates and the transformation of the Lopes Network into a franchise network.
To facilitate this transition, we began repurchasing shares and laid the foundations for operating nationally in a franchise format.

2015
We acted as members of the committee that created the LOPES NETWORK.
Lopes Network and Luxury Segmentation
Alexandre M. Villas actively participated, along with eight other prominent entrepreneurs from the group, in deciding the rules that would lay the foundation for the Lopes Network and the franchise model within LPSB3. In this process, they also introduced the segmentation of the luxury market within LPSB3.
Over the next 56 weeks, Alexandre Villas played a key role in the committee responsible for creating the Lopes Network and the segmentation of the luxury market within Lopes Brasil. He proposed the creation of a segmented website and established guidelines for collaboration and fee distribution within the Lopes Network.
The result of this operation was a success, and the Lopes Network began to grow and expand with even more strength and presence in various cities across Brazil. This process not only strengthened Lopes’ position in the market but also solidified its reputation as a leader in the luxury real estate sector.

2014
Investments and Consulting Become Part of Our Daily Business Portfolio.
In 2014, we began to scale up the offering of SCPs (Special Purpose Partnerships), establishing relationships with our client and investor base developed over the years. This strategy allowed us to serve VITACON, one of the most renowned and innovative real estate development companies in São Paulo. We provided consulting for participation in the development project on Rua Cel. Ferreira Lobo, Itaim, SP, and investments in GC Corporate in Vila Olímpia, São Paulo.
At the same time, we also expanded our activities in selling land for development. In 2014, during the intensification of the SCP offering, we increased the demand for available properties.
An iconic example was the sale of the property on Rua Melo Alves for an Arthur Casas project, resulting in the VN Melo Alves development.

2013
Expertise in Planning, Imóvel A Supports the Young Developer TRHEE Di, Specializing in Luxury Horizontal Condominiums in São Paulo.
Based on a detailed market analysis, which involves planning, land negotiations, unit sales, and product conceptualization, we collaborated with engineer Francesco Rivetti and financier Carlos Tonani to pioneer the luxury horizontal condominium market in the Jardins district.

2012
Imóvel A Moves to New Headquarters on Av. Europa, São Paulo, and Doubles the Size of Its Sales Team.
In this year, Imóvel A acquired the portfolio of Sotheby’s International Realty Brazil, hired several of its brokers, and took over the headquarters on Av. Europa.

2011
Imóvel A is recognized as the most valuable company in the luxury real estate segment and partners with LOPES BRASIL S/A. Lopes.
Imóvel A solidified its position as the leading company in the luxury segment of the real estate market, being recognized as the most valuable in this sector. In a strategic move, the company sold 60% of its shares to LPSB3.
2010
Sales Record and Net Profit Exceeds 1 Million Reais for the Second Time, in Addition to Consulting Revenue from Executives and Consultants.
In this year, Imóvel A, with only 17 agents, achieved high-value sales in residential properties and provided consulting services. These efforts solidified the company’s position as a reference in the luxury market and as a training ground for its own consultants.
Over the years, Imóvel A not only maintained a robust client portfolio but also trained several professionals who are still active in the real estate market today.
We sold a property in the Brooklin neighborhood to Barbara Incorporadora, which led to the creation of the E-Motion development.
In the same year, we also partnered with independent broker Alexandre Rolim Basile Rosi to sell a property on Rua João Moura in the Pinheiros neighborhood of São Paulo to Kallas Engenharia.

2009
National Media: Imóvel A Begins Advertising on Strategic Channels and Makes Its First Partnerships Outside São Paulo.
In this year, Imóvel A started producing films and advertisements on Bloomberg Television, with national reach, and began to be recognized by clients and partners in other regions of the country.


2008
Imóvel A Expands Its Focus to Other Markets in Brazil: Vitória, Rio de Janeiro, Florianópolis, Natal, Brasília, and Fortaleza.
In this year, Imóvel A started exploring new markets, encouraged by the IPOs of major São Paulo-based developers and construction companies, such as Cyrela, Rossi, Klabin Segall, and Gafisa.
This move marked the beginning of a better understanding of the national market and established relationships that later helped the company, after its partnership with Lopes S/A in 2011, to expand into these markets through the Lopes Network.


2007
Advising Jurist and Professor Luiz Flávio Gomes on Acquiring a Building Near Avenida Paulista, São Paulo.
This year, Imóvel A stood out for providing advisory services to Luiz Flávio Gomes, a prominent jurist and founder of the LFG contest school, in the acquisition of a building in the Avenida Paulista area of São Paulo.
The building met the school’s need for a dedicated facility, as it had been operating across multiple floors in various offices in the region.
Imóvel A facilitated the acquisition of the building, which had previously belonged to Sharp, through an auction. The project involved the company’s associate brokers at the time, Mr. Aldair. Rizzette and Mr. Antônio Carlos di Salvo.

2006
Imóvel A Expands Consulting Services and Negotiates Key Areas for Developers Klabin Segall and Agra.
This year, Imóvel A played a significant role in the consulting that led to the sale of an important property in the Butantã neighborhood of São Paulo to developers Agra and Klabin Segall.
The negotiation enabled longer payment terms, improving the developers’ cash flow and facilitating the launch and construction of the Espaço Raposo development, which featured six residential towers and over 500 apartments.

2005
Continued Growth and Negotiation of Areas in São Paulo for Gafisa S/A.
In this year, we continued our growth and negotiated areas in São Paulo for Gafisa S/A. We provided consulting services and facilitated the sale of a property in the Chácara Santo Antônio neighborhood to Gafisa S/A, one of the largest developers in Brazil, leading to the creation of the Olimpic development with two residential towers and over 200 apartments.


2004
Imóvel A Assists Former Partner Abrão Frankel and Begins Selling Land to Developer VITACON.
In this year, Imóvel A sold its first plot of land in Vila Olímpia, São Paulo, to VITACON, negotiating the landowner’s participation in the real estate development for the young company.
This deal led to the creation of the AFFINITY development, featuring two towers (residential and commercial).

2003
Serving Telefônica S/A, We Sold Land from Its Portfolio to Tecnisa, Cyrela, and Klabin Segall in São Paulo.
In the Pinheiros neighborhood of São Paulo, Imóvel A strategically partnered with the largest
São Paulo developers of the time to win a bid for the acquisition of a 15,000 m² plot next to the Villa-Lobos Shopping Center. This led to the creation of the ACERVO development, consisting of two residential towers with over 100 high-end apartments.
In this year, Abrão Frankel left the partnership to focus on the future developer VITACON, which would later become one of the most significant players in the market.

2002
Our First Real Estate Development Consulting with Approved Project.
In this year, Imóvel A sold land to Cyrela Brasil Realty, the largest developer in the country, for the site where the house of businessman Abilio Diniz once stood.
The 6,000 m² plot, with an approved project, led to the creation of CONDOMÍNIO RESIDENCIAL THE COLONY, a high-end residential development with 22 homes in the Cidade Jardim neighborhood of São Paulo.



2001
We Developed One of the First Digital Platforms for Remote Access for Brokers.
We Developed One of the First Digital Platforms for Remote Access for Brokers.
In this year, Imóvel A appeared on Google’s first pages as a reference for luxury real estate in São Paulo and had a property search website, becoming one of the first real estate agencies in the country to have such a feature.
2000
After a Career as a Broker and 15 Years of Experience, Alexandre M. Villas Founds Imóvel A Consultores Associados.
At the end of 2000, Alexandre M. Villas founded Imóvel A Consultores Associados, encouraged by one of his main clients, who was also a real estate entrepreneur.
After helping to build Private Brokers at Coelho da Fonseca Real Estate, he was driven by passion, innovative ideas, and strong connections to create a real estate firm known for its service and technical expertise.
The office was established as a true consulting boutique, with a small team of excellent consultants, including names like Ricardo Lapoian and Telma Gavenas, among others.
Technical knowledge and an entrepreneurial spirit were key at this stage, which is why the name “Consultores Associados” was the most fitting at the time.
His main partner, a former client and one of the key supporters of the venture, was Abrão
Frankel, who would go on to found VITACON years later.
